Abstract (EN)
Public investments are important factors that cause an increase in regional housing price values. In the world, there is no method to quantify the effect of public investments on the price of regional housing. In this study; the use of Geographic Information Systems (GIS) disciplines together with blockchain technology, which has been increasing in popularity recently due to advantages such as security, agentless transaction, transparency in data tracking, has been provided. Within the scope of the study, a blockchain-based real estate handover system was established. Regional real house sales values were obtained through the established system, and after analyzing the data by using GIS, it was aimed to determine the effect of each public investment on the price of housing by applying Analytic Hierarchy Process (AHP) model. As a result of the research; a method of quantifying the effect of public investments on the price of regional housing, which can be applied all over the world, has been obtained. In addition, the mentioned method has been tested in Çiğli and Buca regions. It is thought that the new method set forth in this study can be used as an effective solution tool by the government to determine the value increase tax on housing.
