Determination of the effect of physical and social deterioration in Fatih district on crime and real estate prices

Fatih District, located in the Historical Peninsula, is an ancient district that takes its name from the kulliye built by Fatih Sultan Mehmet and has the essence of Istanbul every year from its bar. With the inclusion of the Golden Horn on the one hand, and the Eminönü District of the Fatih District, which is bordered by the Eyüp and Zeytinburnu districts along with the Marmara Sea on the other, it has turned into a trade center and a transportation center at the same time. Fatih District, which has great generations for Istanbul, is also an administrative center for the city. Fatih District has been exposed to a great deal of immigration, especially after 2015, due to the forced migration from Syria in April 2011. The district is affected not only by immigration from Syria, but also by immigration from Iraq and Africa. District; The physical deterioration of the housing stock also draws attention due to the social problems that arise due to migration. Skogan's illustration shows the difference between real estate prices and crime and observations. These context structures are considered as an indicator of social and physical deterioration. Within the scope of this study, rental values in 24 neighborhoods outside the Eminönü District in Fatih District were obtained and indexed monthly from the Endeksa collections. The indicator for disorder and crime was obtained from the Fatih District Public Opinion Survey for the year 2022. Data were analyzed using Spearman Correlation Analysis, Man Whitney U test, Fisher's Chi-square Exact Test, curve fitting (regression analysis) methods. As a result, immigration blocks revealed eagle dominance in housing prices.
