Facility management with building information modeling in public buildings

Operating phase have a significant impact on building life cycle, as it is the longest and most cost intensive phase. Therefore, facilities need proper management and control. Otherwise building becomes useless and business continuity is damaged. Thus, Facility Management (FM) is emerged in order to plan, organize and control operating period effectively. Facility management comprises a wide range of fields. Nevertheless, building maintenance is prominent for the reason that it is closely associated with design phase, and also it's major contribution to facility productivity. To support current maintenance practice and management, there is a need for an innovative technology. At this point, Building Information Modelling (BIM), promises to benefit all facility management fields, particularly facility maintenance with it's features like 3dimensionality, parametric modelling and interoperability. Within the scope of the study, a model that would change current workflow is proposed to present the benefits that BIM provides to building maintenance processes. In this model, the example of Aysan Mosque in Gaziantep is discussed. The project was modeled using AutoDesk Revit software. In this context, the effects of acoustics, air conditioning, light, indoor comfort applications and thermal comfort on health and efficiency were analyzed. Then, comparison of traditional and building information modeling integrated maintenance workflows is discussed. Also proposed workflow is compared with current workflow, and model's solutions for current inefficiencies are analyzed.
