The investigation on effects of foreigner's property acquisition in Turkey to the real estate market: Alanya case

During the present time of globalization, technological improvements, widespread and cheaper transportation vehicles shortened the distances. Nevertheless, improvement of commerce and industry with the increase of the rapid development and diversification of international economic, social and political relations of late years affected countries economical progresses while it improved the individuals standard of life.In this case, improvement of individuals rate of living became each country?s primary target. In this context, all countries make regulations in educational, social, legal, economical, cultural and such other fields. Today, foreign capital has a big role in the economical development of the countries. Some countries make regulations and improve projects to attract the foreign capital into their own countries. Property sale to foreign citizens is one the easiest way to attract foreign capital. In this case, Mediterranean and Aegean coasts of our country take attention within those areas where foreign citizens get estate. Being interested and getting estate of foreign citizens in Mediterranean coast especially in Antalya and Alanya has become an important topic in our country since 1990s.In this research how foreign citizens who got estate in Alanya, affect the real properties and construction and real estate sector is studied. Although the study consists of real estates, many values of daily life were even dealed such as form the urban planning which is indirectly affecting the real estate values during the survey to social activities; from transportation to neighborhood relations. Which specification of the real estate is the determinant for the foreign citizens during the buying procedure is studied in order to guide those people who are related with construction and real estate sector. Regional research was made by applying survey to both real estate agents and building contractors with property holders in order to evaluate these values related with real estate in Alanya.Key Words: Real Estate, Property Value, Foreign National Citizen, Acquisition of Property by Foreigner.
