The spatial analysis of factors affecting the room price proposed by hotels in Antalya city

In many parts of the world, despite being in the same city, it is expected that the room rates of the accommodation companies show differences. It is a common problem that is being investigated of whether these differences are related to any of the company's location, quality and other parameters. In this context, the aim of the thesis includes a spatial analysis of the parameters that affect the room prices of the accommodation enterprises in the tourism sector. The estimation of the parameters was obtained by "Explanatory Spatial Data Analysis Method" and the hedonic room price model was established in Antalya region accommodation enterprises as method in order to reach the aim. The data needed to process the method and the location coordinates of the accommodation companies are provided from the Google map and from www.booking website, respectively. The spatial weight matrices are constructed by using GeoDaSpace programme and it is decided that the most suitable neighborhood matrix is the closest k-10 neighborhood depending on the arc length. Moran-I scattering diagram and LISA analysis were used to determine spatially relativity at local scale. The existence of the spatial relation was determined by the Moran-I test and it is concluded that spatial relation is present. LM tests were used to determine where the spatial relationship originated and it was decided that it would be more appropriate to model the spatial delay model (SAR) with a robust estimator. All these test results were mapped with QGIS 2.12.2 open software program. Other images of the dissertation were drawn with CorelDRAW X6. To conclude, it is seen that the location of the accommodation enterprises in Antalya has a significant effect on the room prices.
