Determination of housing bubbles in antalya province and examination of the factors causing housing price increases

Human beings need to meet their basic needs at a minimum level in order to survive and adapt to their environment. For this reason, the most basic needs of nutrition and shelter are of vital importance. Since human beings are creative and solution-producing beings, they have met their shelter needs by improving and developing them since the first periods of history. People, who initially lived in shelters, developed housing with the development of family and social consciousness, and in time evolved into today's luxury residences. In addition to their development over time and the benefits they bring to human life, housing has also caused many problems in certain periods. The prices of housing, which has an important place in economic policies, may increase or decrease from time to time, which may limit access to housing and lead to the formation of price bubbles. Knowing these effects of housing and identifying the risks that may occur in advance can affect the demand for both investment and use. The study draws attention to the increase in housing prices in recent years, especially since the pandemic. The reasons behind rising prices and their relationship with interest rates and exchange rates are analyzed. In addition, the impact of regular migration, especially in the last decade, on house prices is analyzed. In this study, based on the house price data between January 2010 and December 2023, the GSADF method is used to analyze whether there is a bubble in house prices in Antalya.
