A qualitative study on the evaluation of the economic andsocio-cultural impacts of second homes in Balıkesir-Altınoluk

Second homes, which are developed in the rural areas, cause changes in the economic and socio-cultural structure of the local people who are constantly residing there. Therefore, in this study, it is aimed to determine the economic and socio-cultural impacts caused by second homes. The research area is Altınoluk neighbourhood of Edremit district. The main data source in the research has been comprised of the detailed interviews with second home owners (10), local people (6), tourism operators (10) and local administrators (4). The data obtained from the interviews has been analyzed with the MAXQUDA 2020 software. Altınoluk is a destination in the stagnation stage according to Butler's Life Cycle Theory. In this stage, income from visitors tend to decrease because the destination has lost its privileged feature. Tourism demands in Altınoluk is gradually decreasing because the resort has started to resemble many other destinations. There has been a change in property ownership in this destination that has lost its former attraction. According to the findings obtained from the research this destination it has been determined that employment and new business areas have been increased as positive economic impact depending on tourism. According to the findings obtained from the research, the findings related to the main negative economic impacts in the area; increase in real estate and housing prices due second homes and Covid-19. As a socio-cultural impact, it has been determined that second homes have brighten up the social and cultural life in Altınoluk.
