User satisfaction in multi-storey housing; Gaziantep, the case of Şehitkamil

Factors such as the choice of place of residence, environmental qualities, location, comfort, social structure, neighborhood relations, security and climatic factors are very important in order to meet the housing need of the user. These factors are also effective on the satisfaction of high-rise residential users. In this thesis study, the satisfaction and preferences of multi-storey residential users; The physical features of the house, social facilities, open spaces, accessibility-transportation, environmental features, security, climatic features of the house and neighborhood relations factors were examined. The scope of the study consists of participants living in multi-storey buildings located within the boundaries of Şehitkamil district of Gaziantep province. In the study, in which 392 people were selected according to the simple random sampling method, a questionnaire was applied to the participants. While there are demographic questions in the first part of the questionnaire, there is a scale for user satisfaction and preference in multi-storey housing in the second part. As a result of the factor analysis, five factors were determined in the scale of user satisfaction in the residence. The effects of the demographic characteristics of the participants on these emerging factors were examined. As a result of the research, 256 people (65.3%) who participated in the research emphasized that the houses they lived in gave them prestige/privilege. As the reasons for choosing multi-storey housing, 130 (33.2%) of the participants stated "physical characteristics of the house and residential area", 110 (28.1%) "social facilities (parking lot, mosque, school, green area)" and 52 13.3% of them indicated "economic reasons". The highest level of participation (: average) regarding the statements in the data collection tool of the participants is "The number of rooms in the house I live in is sufficient." (:3.849) and "The house I live in can make good use of daylight." (:3.847) expressions. The level of agreement with both statements of the participants in the research was determined as "I agree". In addition, while the factor that the participants mostly participated in regarding user satisfaction in housing was "accessibility-transportation", the level of participation in this factor was at the level of "agree" (: 3.743). After the accessibility-transportation factor, the factor that the participants of the research participated the most in their housing preference was the "physical property of the house". The level of participation of the participants in the physical feature of the house (: 3.709) was realized as "I agree". It was determined that the gender variable of the participants of the research significantly affected the factors of climatic control and security, physical characteristics, neighborhood relations, social facilities and open spaces of the house (p<0.05). However, it was determined that the gender variable was not effective on the accessibility-transportation factor (p>0.05). It was determined that the marital status variable of the participants was effective only on the physical feature of the house (p<0.05). While it was determined that the educational status of the participants in the study was effective (p<0.05) on the housing preference and satisfaction, the climate control of the house and the factors of security and neighborhood relations (p<0.05), the educational status of the participants was not effective on the factors of accessibility-transportation, physical characteristics of the house, social facilities and open spaces (p>0.05) was not determined. It was determined that the effect of the income status of the participants on the user satisfaction and preference in the residence was affected by the climate control, security, accessibility, transportation, physical characteristics, neighborhood relations, social facilities and open spaces (p<0.05). As a result, it was determined that the participants mostly preferred the factors of "accessibility-transportation" and physical characteristics of the house in line with the user needs. Thus, it is understood that the participants pay more attention to the factors that meet their accommodation needs. In addition, it is suggested that housing designers should produce by considering factors such as "accessibility-transportation" and physical characteristics of the house for housing planning in the region. The study consists of 4 parts, including the introduction. In the second part, the conceptual framework was prepared in line with the literature information. In the conceptual framework, the concept of housing, the task of housing, housing policy in Turkey, user satisfaction and requirements in housing are explained. In the third chapter, the method of the study is explained. In the fourth chapter, the research findings are given. In the last section, the results and recommendations of the study are presented.
