Leasing is one of the financial methods, that has a wide range of application. Regarding to the replacement analysis, it is one of the fundamental topic of engineering economics, operations research and management sciences.Respect to the developing technology, people tends to acquire the new equipment. Having a decision for owning the right equipment on the right time and finding the occasion to possess it with a determined cost are the two important problems. The first one is the subject of the replacement analysis when the second one is the subject of the leasing. In this study we deal with both of them.The objective here is to determine the appropriate replacement time of a fleet by using lease and to avoid from the issues for both side, namely lessor and lessee. Therefore, it has been utilized a methodology that consists inside different constants and reflects the influence of technological change on the purchase costs and maintenance and operating costs. In the same time, the objective of this methodology is to minimize the present value of all probable costs.By the application of this method, it has been developed a special model relied to the real data and this model has been solved under some assumptions and conditions.
