Abstract (EN)

This study investigated the factors affecting the value and preference of rental housing in Kastamonu province. Data were collected from 638 participants residing in the city center of Kastamonu using a survey method. The demographic characteristics of the participants and the houses were investigated in the first part of the survey, the factors affecting the preference for rental housing in the second part, and the factors affecting the price of rental housing in the third part. Frequency analysis was first performed with the obtained data. It was determined that the average rent increase rate in 2024 was 62.40%, but the increase rate was 700% in some houses. The average monthly rent of the participants was determined to be 7.928,45 Turkish Liras, and they paid an average monthly maintenance fee of 556,34 Turkish Liras. The factors that may affect the preference for rental housing were analyzed using a qualitative analysis method. A Hedonic Price Model consisting of 35 variables expected to affect the rental housing price was developed, and regression analysis was performed. As a result of the study, it was determined that the number of rooms, building age, total number of floors, heating type, being on the street, and air quality affected the rental housing prices.
