Abstract (EN)
In this study, the time-cost tradeoff problem, which is one of the important problems in the field of construction management, is formulated and solved in four different ways: cost and time tradeoff only, time-cost tradeoff with delay penalty, time-cost tradeoff with cash flow balancing, and time-cost tradeoff with resource constraints. For the construction process of a residential building 91 activities were defined. At least 5 and at most 8 different construction time and cost alternatives were formed for each activity. The relationship obtained from the literature defining the work efficiency according to the crew size was utilized while creating the construction alternatives. A linear work schedule was prepared by taking into account the physical relations between activities and logical constraints, and the time-cost trade-off problem was solved over the calendarized work schedule by taking into account the non-working days. In order to prepare and solve the problem with four different objective functions, a spreadsheet application was created and the optimization process was carried out with the Genetic Algorithm. The optimization process was executed with macro code running on the spreadsheet. The 7-block tunnel formwork construction under construction was selected as a case study and it was seen at the end of the optimization process that more than 30 million TL could be saved in the total project cost. The results of this thesis will be useful for the construction industry by providing significant reductions in the total project cost and the literature by proposing a multi-criteria formulation of the time-cost tradeoff problem.
