Abstract (EN)

In this thesis research the development of social houses have been studied with the comparison of European countries, USA, and othee countries' social housing system. In the analysis of developed countries like European countries and USA, the social housing system had emerged about 150 years ago when industrialization growed and after the migration of society from rural areas to urban cities immensed. On the other hand the developing countries have been witnessing the social housing systems recently. In Turkey, The First Social Housings are seen in the earl years establisment of Turkish Republic. But the numbers of socail houses are very limited.Particularly After the year of 2002 The Department Of Social Hosing (TOKİ) have made an era in social housing. TOKİ has choosen the area of Kayaşehir in İstanbul as symbol in estaplisment of social houses. The basic reasons for choosing Kayaşehir in social housin estaplisment area are;cheap land prices, suitable ground, beig away from fertile crops land, being on the zone of no water catchment basin. Kayaşehir has been on the spot with these social housin projects very soon. The construction of Nortern Highway, being very close to the third airport, being around new promenade areas, the planning of new hospitals, the ease of transportion and the expactation of new underground train/subway construction are the reasons that make Kayaşehir social hosing projects improve very suddenly. But the sudden development of Kayaşehir social hosing area, andthe increase oft he value of the land heremede negative impact on building new social hosing projects.
