Abstract (EN)

ABSTRACTSettlement in recent years became gathered. Companies, both for obtaining integrity for staffsand decreasing operational expenses caused by building sizes, preferred using large buildingsthat all units working together. In this case, constituting environment conditionals foremployers with an economical method, obtaining total control with increased security hasbeen greatest priority for facility manager. In commercial buildings, for getting requested efficieny from employers, ideal environmentconditions must be obtained. An economical way should be followed when lighting and airconditioning controls are done. The minimum value of power to be consumpted without anyconcession is requested. For following up the requested conditions, observing and datarecording processes are done. The results will be evaluated statistical and necessaryinterference will be decided. For taking indicatings at the time of failure and if possible usingspare units instead, all system must be observed online and followed up.The system?s totaly perfect operation is nearly related with integration of assembled units. Forinstance, air conditioning and lighting systems operate and stop according to informationsgathered from global passing system. In this thesis, building automation process and system details are examined with controlmethods. Air conditioning process has been simulated with screnio, hardware properties, controlling system with an control module, programming of module, and observing thesystem online. Keywords: Building Automation, Energy Management and Observing Systems, LightingManagement, Global Pass and Fire Safety Systems, HVAC Automation, HVAC AutomationApplication.x
