Structural investigation of urban renewal studies in bursaand areal renewal suggestions

A large part of the territory of our country is located in the earthquake zone and the majority of our population lives just above the most active fault lines. Increasing economic opportunities and the increase in the level of welfare bring the migration of the population to certain centers and thus the unplanned growth. Although there are many similar examples in the world, the existence of an earthquake hazard makes it necessary to evaluate the unplanned structuring in our country in a different way. Due to the rapidly increasing urbanization, the stockpile in the collapsed areas, which were uncontrolled and lost their economic life, poses a great risk in terms of life and property security in case of a disaster. Law known as the "Urban Renewal Law For Risk Mitigation" in order to eliminate the risks that many cause economic losses, on the other hand, in order to determine the areas that need to be prioritized for the examination of the existing building stock and the priority areas to be transformed, come in to force in 2012. With the increase in the level of welfare, studies aiming to identify risky structures and risky areas with the tarnsformation logic that aims to live in better and safer conditions have continued to this day. In this thesis, the material properties and structural features of the building materials of which 500 buildings have been selected from buildings at risk were investigated until 24.11.2017 in Bursa Province. Buildings construction years, number of floors, district distribution information, current concrete compressive strength, test attractive values, type of reinforcement, stirrup range, whether there is a project, ground study values etc. in terms of one by one. In addition, areas at risk determined in Bursa Province, the criteria which are determined according to the areas at risk, whether the criteria are sufficient and the characteristics of these areas were also investigated. In addition to this, it is aimed to evaluate the current situation of Bursa Province in light of the data obtained from the risky structure determination studies and the existing building stock of the regions determined as the areas at risk. In this context, it has been seen that the laws and regulations put forward in good faith on the need felt in our country, rather than fulfilling the logic of urban renewal for individual renewal, have already taken place in the regions wtih higher social levels and higher annuity by utilizing in the opportunities offered, while there is not enough plannig in the areal renewal.
