An evaluation approach proposal for measuring quality of outdoor spaces-landscaping in residential housing and its effects on real estate value

In architecture, due to the multi-dimensional semantic structure of housing, relationships between human housing/location are reflected in the housing choices and design in residential areas gain importance. Studies show that so long as people are satisfied with their physical environment, they are also satisfied with their housing. The purpose of housing construction is to create exteriors with high environmental quality removing people from the city's busy and stressful environment and bring them together with nature and the landscape. The thesis mainly aims to highlight quality and value of the exterior - landscape in residential areas and investigate how these values will be reflected in the housing and real estate values. The aim is to reveal the relationship between landscape quality and value and that of housing and real estate. There has been an increase in residential design and manufacture in recent years in Turkey and Istanbul in particular. Manufactured residences observed to contain deficiencies when considered in terms of spatial qualities and especially exterior - landscape quality. Quality and sufficient examples are on the decrease. In order to raise spatial qualities in the residential areas in question, the thesis focuses on creating scientific research / database that will provide a "message" to the elements involved. An evaluation stands out in terms of eliminating the draw backs of residential housing in today's cities; housing units in settlements with sufficient spatial quality, quality of outdoor - landscape have higher price and value than others. Thus, although the initial investment is a relatively higher than others, the environment created and the units around this perimeter are as a result more valuable as an investment vehicle. Residential units of this nature are a more profitable investment for both the producer/seller as well as the purchaser. In this study; it has been attempted to proof the argument and premise that a more qualified environment is a more profitable investment tool, and thus a "message" of incentive has been served to all elements of residential production to create a quality environment.
