Investigation of time and cost effects in project management with Building Information Modelling (BIM)

Project Management aims to prevent financial and time losses by creating a realistic work schedule. Accurate quantity takeoff data is crucial in this regard. With the advancement of the construction sector, large-scale complex structures are emerging, making the calculation of quantities time-consuming and prone to errors. Incorrect quantity takeoff data leads to unrealistic work schedules. Moreover, having numerous activities involved in the construction process makes it difficult to track the work schedule.Building Information Modeling (BIM) is a technological development and process that includes information such as quantity, time, and budget of the structure, enabling inter-team sharing of this information. The concept of 5D, formed by combining a three-dimensional (3D) model created with BIM with time (4D) and cost information, can address the mentioned problems.In this study, a public building was modeled in 3D using BIM-based software, and the quantity takeoff was calculated. Based on the quantity takeoff data, the cost was determined, and a work schedule was prepared. The prepared work schedule and the three-dimensional model were associated with different BIM-based software. The model's progression over time was monitored in a virtual environment, and cost analysis was conducted. Based on the results obtained, the advantages and disadvantages of BIM in Project Management during the planning phase were discussed.
