Abstract (TR)
Real Estate Valuation is the process to identify exchange value of an immovable property in market conditions by analyzing the features it has in the face of economic developments. That the value of immovable property is identified and that the values determined are mentioned in the processes related to immovable properties are of developedness indicators. At the moment, it is impossible to mention about the explicit models in assessment of the value of immovable property. About the methods used in assessment of the value, for reaching the ideal one, the studies are still continuing. In this study, a model was researched for identification of the values of immovable property. Konya province, Selçuklu district, Yazır neighborhood the features belonging to 200 immovable properties were reached. By means of the data collected, the models were formed with the method of artificial neural network and fuzzy logic, and the values found via the model formed were compared to each other. In the values compared, it was concluded that average proximity was 88.13% in calculation with neural network and 84.19%, in calculation with fuzzy logic. With the study carried out, it was seen that both methods were usable in assessment of immovable property. The values calculated by means of artificial neural network are seen to be more suitable due to the fact that they approach more to the market values
