Abstract (EN)
The aim of this research is to establish a source for the real estate assessment process, to investigate the education process in assessment and to examine the real estaet assessments which have been done by licenced assessment companies in Ankara city, of Turkey.In the research, the data, which has been yielded from the assessment companies run in Ankara(licenced by The Capital Markets Board ?Sermaye Piyasasi Kurulu?, of Turkey) by facing and then getting the results via e-mail, was then analyzed.The findings proved that almost all the transactions, which subject to business of the real estate assessment, such as hiring, purchase and sale, swap, providing right of access, providing both limited and in kind in deed, expropriation of the real estates both partly and totally, or nationalization; and to be able to levy taxes from the real estates have a great importance to know the values of the real estates; and this must be done by specialists. On the other hand, it?s turned out that the education process, for those, who are to be assessment specialists in the field of the real estate valuation, is not given the sufficient imprortance in Turkey. As the assessment procedure, it was found that the similar comparing method is mostly utilized.Key Words: The Real Estate, Value, Assessment Specialist.
