Abstract (EN)

The birth of the shopping centers as in modern sense arises the need of a superordinate identity for management. This superordinate identity tends to prioritize efficiency and visitor satisfaction by assuming the management within a framework of rules. Systems and architecture advances through progress as managers experiencing the mall by time. As the sector experience, more efficient and more ergonomic buildings are obtained. Constant shifting of consumer habits and increasing competitive pressure obliges constant innovation and a higher response to the needs and demands of the consumer. At this stage, there are a number of problems that prevent managers from becoming more prominent in the front line and providing satisfaction to tenants and visitors. In this study, aimed to reveal the common problems of shopping centers operating in different architectural structures, different sizes and different types of management throughout Turkey, and to propose solutions with common experience and common sense. Questionnaires and face-to-face interview methods has been used to collect these data. Findings reveals that, different shopping centers have common problems under the same topic and under the same topic they face various problems on different angles. It has been determined that there may be a connection between the premises in which the shopping centers are situated and their problems. As a result, it has been suggested that the shopping center managers have common problems and that some of these problems can be avoided at the beginning by common experiences of the sector, and the rest of the problems part can simply be eliminated by training sessions in liaison with organized retail.
