Abstract (EN)

In this study, competition effects of shopping centers are studied using Geographical Information Systems (GIS) and Statistic Methods. Field of study includes the whole Istanbul Area. The active shopping malls' and under construction shopping malls' gross leasable area (GLA), store number, parking lot capacity, location information are collected from internet or various annual shopping center reports. Geographical Information System (GIS) analysis tools and statistical methods are used for interpretation of the analysis. For preparation criteria layers; Istanbul's district, neighbourhood boundries, land use, demographic data in neighbourhood level, detailed transportation network data and shopping centers' coordinate information are used. For contribution to the analysis; all data layers are converted to a Grid system. Istanbul land is splitted into 1000*1000 meter grids. Demographic information which is in neighbourhood level is converted to grid scale. For the precise distribution of demographic data; the part of land used includes no settled land such as military areas, energy production areas, cultural facilities, governmental agencies, industrial areas, sport facilities, water, sewages, rubbish, historical and touristic facilities, agricultural production areas, trade centers, green fields, religious facilities, shopping, education establishments, health centers, railways, seaways and highway layers. Potential population which possibly can visit shopping centers is calculated by using Huff Model. Attractiveness Score is calculated by using Shopping Center's general information (gross leasible, store count, etc.). Since data size is of different scales, data are standardized by using z-score. The Distance between grid centers and shopping centers are calculated by using transportation network consideration of realistic traffic laws. First of all, potential population which can visit active shopping centers is calculated by using Huff Model, then this is recalculated by considering under construction shopping centers as if they were active. The rate of population that the current shopping malls might lose is determined. The rate loss caused by this difference is called Competition Effect. As a result, the effect of competition on the active shopping centers is determined.
