Ankara Çukurambar District was chosen for this research as a studyarea. Research area is a local urban rant factors evaluation area which isrenewed range of Çukurambar Improvements Plan in 160ha. urban area withtaking in to consideration apartment prices and construction situation between2003 and 2006 years. In the thesis study which can help evaluating of localurban rant in subjects of finance, real estate and city planning, GeographicalInformation Systems (G.I.S.) was used as a tool for relating with place,evaluating and presentation of rant factors in local scale.Urban rant is a complicated subject which is formed from local factors likebenefit of urban services, influence of sight, developer effect of social andphysical environment, developer effect of improvements plan and the effects ofconstruction and administration, and also influences economic and socialfactors city and national wide. In this study urban rant was studied in range oflocal level factors. Analysis and synthesis result of 5 factors components? arecompared with collected average apartment prices index which researched inthe study area between 2003-2006 years. So it is found that urban rant factorshow formed with preferences.Urban rant is a variable topic which influences from peoples? wishes andtendencies. In this thesis study realization percentage of 5 base rant componentsgave interesting results. The benefit of urban services factor has %30realization percentages in low and high rant areas. The developer effect of socialand physical environment factor and the effects of construction andadministration factor have %15 realization percentages and the influence ofsight factor has %10 realization percentages in low rant areas.
