Abstract (EN)

Today Land Readjustment (LR) is perhaps the most important development plan implementation tool used by local governments. Geographic Information Systems (GIS) are indispensable in order to build smart cities instead of living spaces that do not meet the needs in a few years and to make this sustainable in the coming years. In this study, a model design was made that allows the determination of the main regulation boundaries of the LR regulation areas with GIS technologies. After many layers such as construction conditions, cadastre, zoning plan are displayed at the same time and the regulation boundaries are passed, the share of contribution of each regulation area will be calculated automatically with the model. In cases where spatial examinations are made and the boundaries need to be changed, the model can be run again and updated without the need to take all the operations from the beginning. In addition, with this study, it is aimed to eliminate the factors that may cause cancellation of an LR application. Thus, area-based allocation will not pose a problem, and the application made due to reasons such as incorrect determination of regulation areas or miscalculation of share of contribution will not be subject to lawsuits and will not be impaired.
