Investigation of factors affecting land value: An application in Nazilli district

As a result of the rapid development of the world and technology, people's living standards and welfare levels have started to change rapidly. Real estate, which provides shelter and protection, which is one of the most basic needs of people, has also become an important investment tool for savers. With the increasing interest in the real estate sector, the need for the valuation of these real estates is increasing. However, the objectivity of the valuation of real estate and the determination of the real value are important. In this study, it is aimed to determine to what extent the criteria used in the valuation of zoned housing plots affect the price. The real sales prices of 98 residential plots in Nazilli district were determined, and 4 different dependent variables were taken into consideration and hedonic regression was made with 15 existing independent variables. The model in which the total sale price of the land, which has the highest R2, is used as the dependent variable in the regressions in question. Considering the model (Y=53286,21+4132,94X_1+289,30X_2+155,99X_3-177,17X_4-93,00X_5-60,68X_(6 )+80842,21X_7+71295,96X_8) in which the total land sales price, which has the highest R2, is used as the dependent variable, the facade, the construction area, the distance to the primary school, the distance to the university, the distance to the mosque, the distance to the boulevard, split and block The independent variables of regular building style and boulevard facade were found to be significant.
