Abstract (EN)

Nowadays, there are many enterprises active in meeting the accomodation need which are different in classification and qualification. By giving customized quality to the customer, the boutique hotel business which has a modular (small or easy administrated) feature is taking an important function in creation of value in tourism industry. From that point, the goal of the research is to determine the basic problems of the small hotels serve on conception boutique and to examine the effects of these problems on business performance. On this purpose a field survey was done on 214 different type and quality small hotels enterprises in İstanbul Sultanahmet destination. According to explanatory factor analysis, the basic problem fields of the small hotels are; labour force circle, institutionalization, financial and marketing problems, selection of personel, internet utilization, bureacratic structure, personel supply and salary problem, market search and stability. Opposite of that it was observed that there is a possitive way relation between institutionalization selection of personel, internet utilization, market search and stability and small hotel performance.And also, according to regression analysis, it was determined that financial and marketing problems have a negative effection on small hotels performance. Nevermore, it was concluded that institutionalization, selection of personnel, internet utilization have a possitive effect on small hotels performance.. As a result, several offers were presented for the determined problems and given some advise for those people who will do resaerch about this subject in future.
