Abstract (EN)

Pazaryeri district center is located at the intersection of the Aegean, Marmara, Black Sea and Central Anatolia regions. The district center is on a plain between 790-810 meters high. The geography on which the district was founded has been on the transportation route from past to present; therefore, it has remained within the borders of the Hittite, Phrygian, Lydian, Persian, Roman, Byzantine, Seljuk, Ottoman and finally the Republic of Türkiye. The main purpose of this thesis is to discuss the urban development of Pazaryeri town from past to present, to identify the reasons why the district center cannot develop despite the advantages offered by its geographical location and to offer solution suggestions. In addition, it aims to reveal the problems arising from planning by examining the geographical factors and social, cultural and economic structure that ensure the establishment and development of the town. Within the scope of the study, firstly, a literature review was conducted between 2020 and 2022, and then interviews were conducted through travel and observation within the scope of field work. The data obtained has been tried to be presented with maps, tables, graphs, photographs, figures and text. When the geological structure of the town is examined, Çarşı and Kaptan Districts are located on rock grounds suitable for settlement; the land situation in Doğanlar, Yeni, Dereboğaz and Beşikli Neighborhoods has been identified as a problematic area in terms of inflatable seating in a structure where precautions should be taken. Semi-humid Marmara climate is observed in Pazaryeri. There is no water source other than Karaelmalar Creek, which has a hydrographically irregular regime and flood risk. The soil in the field consists of brown forest soil and alluvial soil. Except for agricultural products, the vegetation is anthropogenic steppe. The town has not been able to utilize its potential in industry, transportation, agriculture, trade and tourism. Due to the failure to create new employment areas, the population, which was 7,019 in 2007, decreased to 6,252 in 2022. Providing support for agricultural production, especially hops, attracting new investments to Pazaryeri OIZ, introducing its dwellings, cultural values such as boza, halva, pottery and cittaslow features will improve the town's economy.
