Abstract (EN)
Housing problem resulted from increasing demand has been studied in this work. Firstly housing problem has been studied in details and housing problems faced in world and in Turkey has been analyzed. Secondly, ways of real estate financing, especially mortgage usage have been studied. Mortgage types have been tested as if they are usable in the case of years between 1995-2004.Fixed rate mortgages, price level adjusted mortgages and dual indexed mortgages are concerned in this study. Results of the analysis show that in periods of economic instability most suitable mortgage type is dual indexed mortgage.
