According to the population estimations of United Nations in 2008 first time in the worlds history urban population exceeded rural population, the urban population between 2007-2050 will increase to 6,4 billion and the worlds population will be urbanized 70% in 2050.The capital has become the greatest power in the world with the increase of the purchasing papacity as a consequence of the population growth in cities, globalization and economic developments. The power of the capital reflected on urbanized areas and began to affect planning decisions which caused the conflict between the capital?s demands and planning decisions.This circumstance shows the tendency of development in cities in project basis instead of planning unity. In this study the effects of real-estate investment trusts (REIT) that are investing in local scale to the development and planning processes of the city of Istanbul.In this context the main concepts concerning real-estate and real-estate investment trusts will be given, the development of the real-estate investment trusts in the world and in Turkey will be analyzed and the effects of real-estate investment trusts to urban development and to the planning in Istanbul sector-specific based and the role of the real-estate investment trusts as a model in the new planning concept will be introduced.
