A comparative housing market research within the Netherlands and Turkey

Together with the adjustment efforts for the globalization and for the EU integration, Turkey exhibits considerable restructuring in its social, economical, and political issues in these days. Housing market in Turkey has been reshaping under this conjuncture. All the same time, the Dutch housing market is also in a transition and reforming period since 2000. Although these two markets have some similarities, these two housing markets differ markedly depending on their own national economic structures, welfare regimes, social trends and policy agendas. With these similarities and differences, international housing comparison methods enable the researchers to obtain information on theories, models, concepts, and systems, which are accepted by the other countries. With these perspectives, this research focuses on the dynamics of the housing market of the Netherlands and the Turkey. By this way, this study searches some approved and successful concepts that can be applied in determining the new housing systems or policies for Turkey. After the introduction and description methodology of the study, the second part begins with an overview of housing market of the Netherlands. The next section sets out demographical, economical and political impacts on the Dutch housing market such as population growth, unemployment, technological capacities, GDP or some governmental interventions etc. This is followed by the detailed analyses of land market, construction market, tenure market, and financial market of the Netherlands those are the main sub dynamics of the Dutch housing market. In the third part, the same formulation is applied to the Turkish housing market. After an overview of the Turkey?s housing market, the next section begins with decision of the demographic, economic and political effects on the housing market in Turkey. This is followed by the detailed analyses of the housing submarkets of the Turkey. With these analyses, conclusion part sets out some of the key challenges facing the comparative analyses of housing system of the Netherlands, which can be useful model for Turkey. The concluding part raises issues to further the survey of housing market in Turkey by discussing the situation of market forces, government interventions, and household needs.
