Abstract (EN)

In some countries, we are yet to adopt a common denominator in real estate valuation areas, the law is a confusing question in the world as we have the rules and regulations concerning valuation. The aim of immovable property valuation Raic scientific value of real estate to determine accurately and independently of market conditions. Urban regeneration works, which are applied for the purpose of increasing the living standards, are available for urban renewal and revitalization. Urban transformation practices solve many social and environmental problems. In urban transformation studies, it is necessary to determine the value of the immovable property in order to prevent property owners from having less or more value than the value of their immovable property. In this study, it has been investigated how the real estate valuation in the area of urban transformation and urban transformation should be done and how the real estate valuation can be done in a short time. Regression analysis was used in the pre-urban valuation study of the immovables in the district of Meram in the province of Konya. Regression method was applied in two ways as linear and nonlinear in the pre-transformation application and the most successful value estimation was observed with nonlinear regression mathematical model. Estimated values of the immovables after the urban transformation were determined while the nominal method was used. It was compared with the actual application after the application.
