Real estate investment trust in the accomodation enterprises: A key study in Alanya

Abstract (EN)

Real estate investment trusts are capital market institutions which can invest in real estates, real estate projects, property-based rights and market-based instruments and others. Furthermore, it can invest in other capital market instruments in order to realize specific projects. Real estate investment trusts take part in the financial sector as well as property sector because of their characteristics.The tourism industry, as an important contributor for the economy of Turkey, experiences various problems from time to time which gives rise to not showing self-expected growth. Today, although accommodation businesses in the developing world adapt to a more modern and high quality facilities to operate, they have various problems due to financial difficulties.Examined the literature relating to real estate investment trusts, real estate investment trusts in tourism-related activities have a sufficient number of foreign literature; however, in Turkey it is found out that there is not enough work in this area. In terms of supplying enough data this study contributes to literature.The main purpose of this study is to measure the trends of accommodation businesses which operate in tourism industry and to put forward whether they?re thinking of growing to be real estate investment trust in the future. For this purpose a research has been done in Alanya by interviewing the owners of five-star accommodation businesses, general managers and finance directors. Its result has shown that participants accepted the idea of joining the real estate investment trust but because of both the lack of information and the wish to stay away from bureaucracy they were reluctant to participate in the partnership.
