Determination of factors affecting housing purchasing decisions

In recent years, the rapid growth of the construction industry has made a substantial contribution to the economy in Turkey. On the other side the housing sector constitutes approximately 75% of the construction industry. Therefore; in order to sustain the development of the industry, the houses produced should be sold in the short term and the investments should be returned to the economy. In this study, it is aimed to determine the factors affecting the purchasing decisions of customers in Alanya district in order to increase the probability of selling houses. In this context; semi-structured interviews were conducted with the contractors and data were collected by applying questionnaires to the citizens. The results of the interview were evaluated by the grounded theory where the data of questionnaires were analyzed through by factor analysis, t-test and anova analysis. In the scope of the study, first 12 contractors were interviewed in July 2018. When the findings are examined, it was determined that the perceptions of the contractors are grouped under three main themes: "general characteristics of the building", "features of the non-apartment areas" and "properties of the apartment". The questionnaire, which was formed based on these themes, was applied to 611 citizens in September 2018. When the findings of the survey were examined, it was determined that the perceptions of the citizens consisted of "properties of the apartment", "features of the non-apartment areas", "general characteristics of the building" and "properties of the social areas outside the building".
