Abstract (EN)
This study was carried out to measure the contribution of distance to Antalya city center, distance to zoning areas and population density to agricultural land prices in selected regions. For this, the data obtained from the variables were measured by establishing a Hedonic Model. The study area includes Muratpaşa, Aksu, Serik districts located in the east of Antalya. The data of the study were obtained from the questionnaire prepared for field studies, and 134 landowners were interviewed for this. The zoning plan maps of the province of Antalya for the past years were compared, and what kind of attitude and expectation the land owners developed in the face of urbanization and how they reflected this on the land prices were also examined. In the results of working; A positive relationship was found between population density and the price of the land, and it was determined that when the population density in the settlement increased by 1%, the land price increased by 0.24%. In addition, it was determined that the distance of the agricultural land from the city center had a negative effect on the sales price of agricultural land and was statistically significant at the 1% significance level. According to this, when the distance of the land to the city center increases by 1%, the price of agricultural land decreases by 0.99%. Therefore, it has been determined that the buyers give importance to the proximity of the agricultural land to the city center while presenting the sale price. According to another result, ıt was determined that the distance to the zoning areas had a negative effect on the agricultural land prices and it was found to be statistically significant at the 1% significance level. When the distance of the land to the zoning areas increases by 1%, the price of agricultural land decreases by 0.09%. Therefore, it has been determined that there is an important link between the prices of agricultural land and the distance to the zoning areas.
