Abstract (EN)

Urban transformation in Turkey has largely been framed around structural renewal, often leaving social relations, neighborhood belonging, and cultural continuity at the local scale underexamined. Accordingly, this thesis examines the urban transformation implemented within the "reserve building area" designation in the Hekimbaşı Neighborhood, Ümraniye District, Istanbul, through the lens of socio-spatial continuity. It conceptualizes transformation as a social process intertwined with the production, use, and memory of space. The model examined in the study is based on a permeable block typology combined with a temporary displacement process. This approach aims to enable rightful owners to remain on their existing parcels, maintain neighborly relationships, and arrange public-private space thresholds to support social interaction. The research adopts a mixed-methods approach. Quantitative data were obtained via a Likert-scale survey (n=60, purposive sampling), while qualitative data were obtained through in-depth interviews, spatial diaries, and participant drawings. Thematic content analysis, visual/schematic reading, and descriptive statistics were applied in conjunction throughout the analysis process. The findings indicate that the permeable block typology supports physical continuity, as well as the continuity of social relations, neighborhood belonging, and spatial memory. Right-holders who remain in their existing parcels report higher satisfaction with neighbors, and increased green spaces and common areas strengthen social interaction. However, lack of information, limited participation, uncertainty, and restricted access to some public spaces remain significant concerns. In conclusion, the Hekimbaşı Neighborhood transformation model offers an original contribution to in-situ urban transformation in Turkey, developing recommendations for participatory planning, public space quality, and post-transformation social relations.
