A research on capitalization rate for irrigated agricultural lands in Kazova plain of Tokat province

This research was carried out to determine the capitalization interest rate in the fields where production is made in the Kazova Region of Tokat, where irrigation is available. The data used in the study were obtained by survey method from 88 agricultural enterprises in Kazova Region in the 2020 production period. It has been determined that 94.98% of the lands in the research area are field lands, 2.94% are vegetable lands and 2.08% are vineyard lands. The gross product value in the field lands operated by the owner in the research region was determined as 1 713.22 TL/da. The land rent of the examined agricultural enterprises is 632.40 TL/da, and the ratio of the land rent to the gross product is 36.91%. The average land price in the region is 14 659.43 TL/da. According to the results of the study, the usable capitalization interest rate in irrigable field lands operated as property management is 4.31%. According to the research findings, it is recommended to use this ratio in land valuation and expropriation studies to be carried out in the region.
