Analysis of factors affecting agricultural land sales prices in Kirkagac county of Manisa province

Abstract (EN)

The purpose of this study is to investigate the factors affecting the sale price of field crops land in the Kırkağaç district of Manisa. In this frame, to provide better information on the selling price and to measure the contribution of the individual characteristics of the land, to predict and define the factors that affects these values. In the hedonic price model, it has been determined that only the parcel index, parcel width, population, gross production value and characteristic coefficients of the parcel irrigation status have a significant effect on the land sale price. It shows that 75% of the changes in the sales price is explained by these variables including the hedonic price model. The population coefficient indicates that the parcel price increased by 0.46% when the population in the settlement increased by 1%. In other words, it shows that the size of the settlement increases the demand for land and can, therefore, rise in prices. Parcel index is an important indicator for farmers because it includes soil quality, productivity and location. When the parcel index increased by 1%, the price of agricultural land increased by 0.18%. The parcel width coefficient has a positive effect and has a significant effect on the land price. When the parcel width increases by 1%, the land price increases by 0.16%. In the region, there is more demand for large areas than small areas. Therefore, the fee is paid more for the area with a lot of parcels. Gross production value, the result of multiplying the quantity of the products with the market value by the unit price in the field of sale is found to be the result. Gross production value increases by 1%, the price of agricultural land increases by 15%. Therefore, while the purchase price is offered by the buyers, it is seen that agricultural land values gross production value which is gross income. The sellable parcel is irrigable, which affects the selling price because it increases the income of the buyer. In the study area, the sale price of the watery land was determined to be about 22% higher than the dry land sale price.
