Along with industrialization and urbanization, migration from Anatolia to big cities has caused an increase in the urban population and the need for housing systems for both consumers and producers have been developed to meet the residential needs. with the Mortgage Finance System, the financial support that consumers demand to meet their housing needs is provided; with GYOs, financial difficulties experienced in real estate projects with high construction costs are prevented and fund support is provided in the long term. The housing sector, which acts as a locomotive for economies, thanks to Mortgage Loans and GYOs, it progresses in an organized and professional manner. The aim of this thesis is; determining the current status, risks and place of GYOs in the economy with Mortgage Loans together with revealing the functioning of the system and housing acquisition to raise awareness for systems in housing acquisition.
