GIS-based real estate development and marketing model for local governments

Real estate is an important element of today's world, which takes place in the lives of every segment, both technically and socially. The demand for real estate is increasing day by day, and the demand for real estate, especially in urban areas, attracts attention. For this reason, local governments need different and solution-oriented perspectives on urban land production methods. It is especially important for local governments to use their existing resources and to develop methods to generate economic income from these resources. Cities are built with zoning plans, and some of the non-registered areas, which are also available with zoning plans, form the basis of the study. Non-registered areas will both play an important role in ensuring the integrity of the zoning plans and will contribute to many public investments through the creation of resources by the local administrations of these areas. The detection and presentation of non-registered areas could not be made very comprehensive with the existing methods. For this reason, there is a need for more up-to-date systems that both respond to today's needs and form a basis for future expectations. The information infrastructures that will be created with Geographic Information Systems (GIS) will fully meet these needs. GIS is an approach that is fast, practical, and solution-oriented and forms a basis for future systems compared to existing methods. An important part of urbanization is information systems. The active use of information systems forms the basis for smart cities. Therefore, the study carried out; It is aimed to determine the non-registered areas, which are among the public's own resources, with an innovative method using GIS to provide economic resources to the public, as well as to make an important contribution to smart cities by creating a base in terms of information systems with the methods used.
