Investigation of problems between propert and application area in urban desing applications in urban transformation areas; case study Nusaybin

In the cities, after the migration that occurred with the Industrial Revolution, settlement areas with very low quality of life began to be created and increased over time. The concept of urban transformation has emerged as the industry provides economic power to the cities and the settlement areas that make living conditions more difficult are demolished and more comfortable settlements are built instead. II. The concept of urban transformation has gained even more importance with the urban transformation projects carried out to eliminate the destruction and destruction that occurred after the World War II. Another development of urban transformation is the transformation of vulnerable settlements that are at risk of disaster in order to prevent the loss of life and property after disaster events. The concept of urban design, which was put forward by the fact that the urban spaces were not sufficiently addressed physically with the plans and projects, and some scientists accepted this as a problem, started to gain acceptance over time. The concept of urban design can create a bridge between the disciplines of architecture and urbanism, and can project cities in a higher quality way. Worn out and destroyed settlements are brought back to life with urban transformation projects and are determined by urban design projects that determine how the physical size of the settlement will be. Property problems, which are not sufficiently mentioned in the understanding of urban planning in Turkey and are not taken into account when making plans, and property problems that arise after the plans are approved and especially implemented, cause a delay in the planning process, and property problems that are difficult to solve usually take a long time and sometimes are left unsolved, and after they remain unsolved, they are brought to court. process is started. While drawing the zoning plans, which form the basis of urban design projects, they should not be considered independently of urban design projects. The zoning plans are drawn on the property and those who will act according to the decisions determined by the zoning plans are the owners of the properties. Urban transformation studies have been initiated to eliminate the destructions that occurred after the social events in the city of Nusaybin. It has been tried to reveal the property problems that arise due to the fact that the determined urban design application area is determined and the zoning plans drawn and the property are not sufficiently mentioned and taken into account. Suggestions for solutions are presented in order to reveal the serious consequences of the identified property problems and to prevent these problems and problems from occurring.
