Analysis of efects on agricultural land market of urban sprowl: The case study of Efeler district of Aydin province

In this research, the effects on agricultural land market and irrigated agricultural land value of urban sprowl in Efeler district of Aydın province were analysed. For this purpose 6 settlements units which have densed sprowl and 10 km around of city centre were included in this research. In this research, data belong to the production period of 2016 was collected from 73 farmers. The land value in the field urban sprowl were calculated according to the market value approach and the income capitalization approach with this data. The capitalization rate that will be used in the research was calculated as 5.23%. Factor analysis and hedonic price analysis were benefitted for determining factors effect on land values. Besides, farmers opinions about urban sprowl and land market were determined. The land value in urban sprowl field calculated by market value approach is 38447.41 TL/da, whereas it is 7174.00 TL/da calculated bu income capitalization approach. 11 independent variable considered to have an impact on market value of the parcel were used in hedonic model. According to linear model the most positively effective variable of parcel market value is outbuilding situation at parcel when other variable are stable.
