Basics of real estate development; land development

For years, Turkish people have a great tendency towards investing their money in real estates and their demands in this area increase year by year. The first priority of a Turkish family is to have their own house to live in. Most families who have achieved this aim, try to have their second house for an additional income. The effects which lead Turkish people to this idea are the burdens in economic field (high inflation, devaluations made very often) and the popularity of the idea getting income of a real estate without doing anything further. In spite of the fact that in Turkey investing money in real estates is very popular, real estate development process is not made according to scientific facts marketing and financial analysis. That is because the real estate market is not enough improved and has no financial sector; the inflation is high, there is no reliable real estate policy and the income level of Turkish people is considerably low. In Turkey, generally, the very first steps of real estate development such as the market analysis and feasibility investigations are not thoroughly made and therefore investors face problems in marketing their real estates. Here, in this study, the basics of real estate development is explained. Also a thoroughly study about the current real estate market situation in Turkey, the problems faced during real estate development and reasons for those problems is contained in my thesis. The readers will find samples for real estate development in Turkey. The subject studied here in my thesis is comparably new in Turkey, therefore there are insufficient resources. I think it has been a real challenge for me and this study may be considered as a new step in this area.Key words: Property, Real estate development, property development, types of developer, Types of real estate development
