Abstract (EN)
This study examines the financing problems of housing cooperative. Wtihin this study it is aimed to determine the solutions for flaws in mortgage system. Following an extensive theoretical review, the study concluded that the basic problem of housing cooperative trading system is the use of external financing mechanism. Within the context of housing cooperative trading system in Turkey it is also found out that there are no long-term interest rates and low-cost credit mechanisms.At this stage, housing financing methods, which are applied frequently in Europe, have been reviewed. Being the subject of the study, housing financing system ?mortgage? has been particularly examined.On the other hand, through the review of legal infrustructure and the applications of mortgage system, it is determined that housing cooperatives have not been included in housing financial system. Housing cooperatives intent to be involved in the mortgage system in which acquisition of house has been provided with longer-term interest rates.The theoretical reviews and analysis are tested by interviews that are held with house cooperatives.In conclusion, to be able to revamp the flaws in financing system of Turkish Housing cooperative system, it has been suggested that some general and concrete amendments on Cooperatives and Housing financing laws.
