The effect of service quality on housing price perception in local goverments: Housing-price analysis in İstanbul Metropolitan Municipality sercice area

The need for housing has always been indispensable for human beings. The aim of this study is to investigate the effects of service quality on housing price perception in local administrations, where The Istanbul Metropolitan Municipality (IMM) widely and effectively provides the services. The Balanced Scorecard, which was developed based on the strategic measurement and evaluation system, was used for the measurement. The survey, containing 109 questions to evaluate the 4 dimensions of the Balanced Scorecard in the terms of Finance, Internal Processes, Customers and R&D concepts, was conducted with 144 IMM managers located on the different sites of Istanbul and benefiting from the service provided for creating a corporate performance scorecard. The data obtained were analyzed with statistical methods such as frequency and percentage tables, and it has been found out that the service quality in the service area of IMM affects the housing price perception. While the prevalence of the rapid transportation network, the parking facilities, security of the environment, closeness to health institutions and green areas affect the housing price perception positively, it has been determined that the presence of the solid waste recycling station, animal shelter and football stadium have a negative impact in the price perception for the metropolitan Istanbul.
