A research on the analysis of the effects on the agricultural land market in the region of the opening of Yortanli dam

This research was prepared to analyze the effects to the agricultural land market in the region of the opening of the Yortanlı dam in Bergama district of Izmir province.For this purpose, 9 settlements that will benefit from dam irrigation were included. In this research, data were collected from 87 farmers with proportional sampling. In the analysis of the data, firstly the socio-economic structures of farms and annual activity results were analyzed. Then, the opinions of the producers about the agricultural land market and the effects of the dam were determined. In the research, the market value and the income capitalization approaches were used to determine the value of the parcels owned by the farmers. The capitalization rate to be used in the income capitalization approach is calculated as 4.13%. In the econometric analysis of the factors affecting the value of the land, factor analysis and hedonic price analysis were applied. According to the results of the research; The average market value of the land per decare is 23377.57 TL and the average value per decare is 15424.21 TL. Hedonic model is based on 6 independent variables that may affect the value. The model results show that the variables that positively affect the value are the parcel area, the structure status of the parcel, the fertility of the soil and the distance to the dam.
