Abstract (EN)

The housing, which responds to the accomodation needs of individuals and helps them to be protected from external influences in confidence and peace, is crucial for economics as well. The housing sector, which has a structure intertwined with other sectors and requires intensive labor, has a great role in the national economy. The housing, which has many different properties and is demanded for investment purposes as well as consumption purpose, is a heterogeneous property and its properties play an important role in determining the price of the house. In this study, the factors affecting housing demand and housing supply have been tried to be determined. Then the urbanization process are addressed from a historical perspective, how is it mentioned that this process proceeds to Turkey and Europe. It is mentioned that individuals do not see housing only for consumption and can be preferred for investment purposes in time. Since the cost is higher than other goods, it is tried to explain the financial methods for the purchase of the house. Finally, in our study, macroeconomic factors affecting housing prices, which have an important role in determining both housing demand and supply, were identified. 2010-2018 monthly data on the variables are taken from the Central Bank of Turkey. The analysis of our house prices and variables was analyzed by the ARDL boundary test approach, which is a Delay Distributed Autoregressive Model. The existence of long-term relationship between the variables was tried to be tested.
