Dynamics such as population growth, war, migration and disasters have made the concept of settlement important on a global scale. In this context, legal regulations and public planning practices that have been put into effect are among the fundamental factors affecting real estate value. The implementation of social infrastructure and settlement plans causes fluctuations in real estate values by bringing about the phenomenon of rent. This situation has made the property ownership process one that requires careful consideration. Many criteria are taken into account in determining property value, and the effects of these criteria can be analysed using various methods. In particular, the Geographic Information System (GIS) is an effective analysis tool for evaluating properties in large areas, and it has been utilised in this study. Translated with DeepL.com (free version)The study area consists of 170 buildings and 441 plots of land within the planned area boundaries of Köprübaşı district in Trabzon province. During the application process, the zoning plan for the region, road and infrastructure networks, natural formations, and data on the characteristics and physical condition of the properties were evaluated. The criteria used for the valuation were grouped into three main categories: legal structural, spatial, and physical condition. Alternative sub-value ranges, scores, and weights for these criteria were adapted using the Analytic Hierarchy Process (AHP) with reference to similar studies in the literature. All analyses were performed in the GIS environment, and a raster-based property value map was created.
