Abstract (TR)
London and Istanbul are both major real estate markets attracting global investors due to their regional significance. However, London offers a more secure and profitable environment for long-term investment. Its market is marked by financial stability, strict regulations, and transparent pricing systems, unlike Istanbul, where political uncertainty, inflation, and inconsistent oversight raise investor concerns. One of London's key strengths is its political and economic stability, especially in contrast to Istanbul. The UK's clear fiscal policies and institutional transparency make it easier for both domestic and foreign investors to engage confidently in real estate transactions. London also benefits from a steady demand for rentals, driven by a diverse international population and a strong presence of global businesses. While Istanbul's market has seen growth — fueled by a large population, a vibrant construction sector, and economic transformation — it is more volatile. Earthquake risk, inadequate infrastructure, and lack of regulatory enforcement further complicate the investment climate. In contrast, London's urban planning, building standards, and tenant protection laws enhance investor confidence. London's real estate market is also more diversified, offering a wide range of properties, from compact flats to luxury homes. The city's infrastructure, global connectivity, and reputation as a financial hub contribute to sustained demand and high rental yields. Even amid Brexit and global economic uncertainty, London remains a favored destination for capital. Although property in Istanbul is more affordable, the market carries higher risks. Rapid urban growth, inflation, and governance issues can impact returns. Istanbul is becoming more attractive in certain peripheral areas, but overall, London still leads in terms of long-term value, investor protection, and global relevance.In conclusion, while both cities offer unique opportunities, London remains the more stable and reliable choice for real estate investment. Its economic resilience, transparent market structure, and consistent demand make it a top destination for global investors. Istanbul shows potential, but it lacks the regulatory and structural foundations that make London a safer bet for long-term growth. Descriptive statistical analysis methods were employed to evaluate the current situation and address the research questions. The findings suggest that London appears to be a more attractive destination for real estate investment compared to the Istanbul market, particularly in terms of economic, political, and natural disaster risks.
