Real estate investment trusts and performance analysis of reit's traded on BIST 100 with multi-criteria decision making methods

With the increase population and urbanization rates, real estate requirement has increased. Therefore, finding financial fund for residence and facility projects have get more complex. REITs are created to find solution for these problems. These trusts have so many advantage for large-scale real estate investments in particular. Besides, REITs based on joint ventures founded in 1950s have be important investment alternative on Turkey and many other countries. REITs that small saver also enable to participate in large-scale investments with their professional management manner have been accepted as an attractive investment instrument in many ways. Performance of REITs are taken into consideration by both sector and investor. Investors create a portfolio thanks to data which these trusts evaluate their financial performance. Multi-Criteria Decision Making Methods help to create a portfolio for investors in a right way. In this study, after giving detailed informations about concept of REITs,their history, functions and advantages, Multi-Criteria Decision Making Methods are explained. In addition, financial ratios between the years of 2012-2018 have been calculated with the taken numbers from financial statements of five REITs in business BIST 100. Using these ratios, financial performance of REITs was measured by AHP and TOPSIS methods.
