Thesis)Mehmet ERDEMGAZI UNIVERSITYINSTITUTE OF TECHNICAL SCIENCESJune 2006ABSTRACTToday, the problem of house building in line with reconstruction plan, rules oftechnology, art and health and qualified residences within a nation-wide process ofchange and development which is also forced by globalization has gained differentdimensions. Quality in the present conditions is defined in accordance with customersatisfaction. And also the contractor firms and cooperatives of house building in thesector of construction must have determined the conditions for customers and fulfil theirrequirements in order to highten the customer satisfaction.In this thesis house building has been dealt with in line with Turkish Regulations ofReconstruction and international regulations, the present state of Turkish sector ofbuilding has been presented in accordance with offical documents, the present state ofTurkish sector of building has been expressed and with a questionnaire carried out on50 cooperators living in Ankara in line with conditions of cooperation of residential andstandarts of TS ISO 9001 Quality Management System, the satisfaction of cooperatorshas been questioned. For this reason, the socio-economic profiles of cooperators; theirinformation and expectations of subscription, choice of land and project, determinationof building contractor, duration of building, to gain technical information and process ofdraw and usage have been searched.As a result of this research, it has been found that the cooperators desired, in parallelwith the number of their family members and the time they live in a wen, to have aresidence; and the increase of educational level and economic power aroused theirexpetations about the information and production quality.The subject must be discussed in line with economic developments, social dynamics andrelations and thus the coherent and long-term policies must be developed in this field.On the basis of such concrete facts of Turkey as the rapid urban growth and inadequateurbanization, unrestrained building, unmodernized attempts at planning, high risks ofdisaster, complex and contradictory legal regulations, EU process of accommodationand economic crisis; the matters such as urbanization, city planning and administration,poverty, need for housing, housing stock, building of houses and models of housepresentation, land production, factoring models for land market, quality and standartsin housing must be scrutinized and comprehensive solutions must be found.Science Code : 225.1.101Key Words : Turkish regulations of building, cooperatives of housebuilding, sector of buildingPage Number : 90Adviser : Assoc.
