An examination of the process of land transformation within the framework of rent theory in the case of Izmir Kemalpaşa

Urban land" has become a very important element in time due to the role of cities in accumulation of capital, along with rent importance. Agricultural areas have special importance in urban areas as being places that can be based on urban land. Also it is significant for being an agent of urban population growth, the capitalists? investments and the process of land value increase with the framework of rent. This study tries to determine how the annuity of rent in Kemalpaşa affects to the settlement specifically how it has affected the areas of conventional agricultural land transformation and reflected to the land values.After a brief explanation of the relevant theoretical framework and the recognition of the settlement characteristics for this purpose, how and to what extent the transformation process ocurred is set forth. In this case, the causalities of land usage in Kemalpaşa and the transformation of agricultural areas into urban land were put forward and it was tried to determine whether rent has a role as essential factor or not. Change of land value in each step of transformation into urban land and spatial framework of settlement formed by this change were put forward. This rent-oriented assessment made possible clarify to perceive current status and the characteristics of settlement.All in all, this study suggests that the presence of the pressure of rent on agricultural lands and this pressure preventing urban planning decisions from being made properly can be shown as a strong factor of formation of city. When the concept of rent is combined with the theoretical framework established in the beginning it shows that continues its existence as a common language in notion of ownership and thereby in the development of other cities in Turkey and the impact of capital by the urban context.
