Abstract (EN)
Real estates are considered as fixed assets used for investment purposes in our country and in the world for a long time. Within the framework of this approach, due to human nature, interest in real estate has always been and will continue to exist. In this thesis, a regulatory area which is located within the boundaries of Kırüstü located of Şehreküstü District of Demirci district of Manisa province has been selected as the study area. It is aimed to make value-based zoning application for the parcels within the scope of the regulation area. In the study, 1/1000 scale standard topographic maps, zoning status maps and parceling plans were used. In addition, the factors affecting the value of the immovable have been determined as a result of on-site surveys and observations. Raster and vector data obtained and produced from related institutions were used in the analysis and interpretation stage. In addition, nominal method formulas were used to calculate the scores of the factors that constitute the attribute information of the real estate. Fair values and current trading values are used in the calculation of market values of real estate. As a result of the application, it has been determined that many of the parcels that are distributed based on the existing equator have been given more space from the ground. Therefore, the distribution was made on an equivalent basis and all parcels were allocated an eigenvalue area. In the distribution made on the basis of area in the study area, most of the cadastral parcels have been allocated less area than the area that should be allocated on a value basis. Accepting the unit value of the cadastral parcel as the allocation amount will eliminate this problem.
